We offer two main lettings services, a fully managed option and a tenancy setup only option, if you are looking for a bespoke service, perhaps just tenant find, or tenancy paperwork only we are happy to offer something tailored to your needs.
This service covers the full lettings process from start to finish; advertising the property, referencing and tenancy paperwork, moving tenants in and then looking after the tenancy going forward. We can handle all of the ongoing maintenance and you can be as involved as you want to be. At the end of the tenancy we handle the inspection and deposit return process.
This service covers the initial stages of the letting process and once the tenants have been found, paperwork is completed and the tenants have moved in we hand everything over to you to manage going forward.

We offer a comprehensive and all inclusive sales service with the traditional personal service our clients come to us for. As a small team we are able to offer each seller a fully personalised service, with a single point of contact giving complete start to finish continuity. We use the latest technologies and equipment to ensure your property is shown off at its best and is presented to the widest range of buyers.
We charge a flat rate of 1% + VAT of the final sale value, with nothing to pay until it’s sold. This fee includes all of features listed below, with nothing to pay in advance. You won’t be tied into any contracts or minimum terms, we believe that the service we offer should stand by itself and not need to force customers into lengthy contracts.

We use high-end camera equipment with a wide-angle lens, our photos are sent to a professional studio to be edited and enhanced, unsightly items can be removed and skies will be bright blue even on the wettest of days. We also offer elevated photogrphy with our 6m/20ft pole for elevated shots, great for front of house shots or capturing sprawling gardens.
For every client we offer walkthrough tours showcasing every inch of a property and offering buyers a unique perspective giving a real feel for the size and space in a home. We also produce high quality, fully measured floorplans with total floor area and room sizes. All included within our fees.

We use industry leading technologies to keep you informed on the status of your sale from start to finish. From the initial onboarding and compliance stages, through to viewings, offers and sales progression, you will be kept up to date every step of the way.
You will have access to a full overview of your sale via web or app where you can track listing performance, see viewing feedback, review offers and keep informed on the conveyancing progress. We combine this with our personal hands-on service to make sure you know exactly what’s happening with your property sale.
For lettings clients the same technology is used to keep you informed on the status of your rental portfolio.
From the initial onboarding of new clients, through to arranging new tenancies and managing the ongoing finances and maintenance, you will have access to a full portfolio overview via app or web allowing you to approve and monitor maintenance quotes, track rental income, produce statements and everything in between.
We combine this with our personal hands-on service to make sure you know exactly what’s happening with your portfolio.

We are a well established small team who have been working with each other since 2010, we aim to offer a friendly and personal service and with each client getting the time they deserve.
A dedicated one on one relationship with either Will or Ben who will oversee the whole process from start to finish. No constant staff turnovers.
We have every confidence that you will be fully satisfied with our services. So much so that we will not tie you down to a long-term or fixed-length contract beyond the standard term of the tenancy agreement. For sale properties, our contracts have no minimum term.

Our office is located on New North Road, opposite the Imperial Pub. Its set in a beautifully restored Georgian building, we have kept the look traditional with our modern twist. It’s a comfortable and relaxed environment for us to meet with our clients and the location allows us good exposure to passing foot traffic from the university as well as the busy stream of traffic on the road.

Will and Ben have been working together since 2010, starting out at other companies and then going on to form Hellier Ridley in 2014. Helen joined the team soon after in 2016 and it’s been all smiles since then.
As an established team we are very familiar with the way each other work, we don’t have regular staff changes so our clients really get to know us and we can form long term relationships.

We are Propertymark members ensuring we are held to the highest standards in the industry and all of our client funds are held in a dedicated account which is audited by the property industry regulator. We are also members of ‘The Property Ombudsman’ redress scheme.
All of our rental deposits are held with the TDS Custodial Scheme, this is a government approved 3rd party scheme, deposits are held in their secure accounts and at the end of the tenancy approval is needed from both us and the tenant to release any funds. In the instance of a dispute the TDS will mediate and offer a final decision based on the evidence provided by both parties.
