      Tenants Information

      Thinking of renting a property with us?

      If you are thinking of renting a property with us we’ve put together a handy guide to the process, if you have any further questions please feel free to get in touch.

      Step 1 - Viewing a property

      If you’ve seen a property you like on our website the best thing to do is get in touch and arrange a viewing, we will arrange to meet you and show you around and answer any questions you may have. We can also offer video viewings via facetime or whatsapp if you are not able to attend in person. We wouldn’t accept any applications without meeting you either in person or virtually and showing you the property.

      Step 2 - Applying for a property

      Following a viewing, if you would like to proceed with an application you will need to speak with a member of the team (usually the person you met on the viewing), we would then put your application forward to the landlord for their approval, along with any others we may have. It’s common to receive multiple applications for a property and in this instance the landlord would decide which group they prefer and we would proceed with the application from there. A move in date will be agreed on, this can be adjusted at a later date if needed with approval from the landlord.

      Step 3 - Referencing

      If you have been selected for a property then we will proceed with the application paperwork, we will send you some online application forms to fill in and a holding deposit will need to be paid (see below for amount), this will then be put towards the balance of your damage deposit when you move in. We will carry out a full referencing process in accordance with the latest requirements, this would comprise; ID Verification, Right To Rent Checks, Income Reference, Credit Check and a Landlord Reference (if applicable). A draft copy of the tenancy agreement will also be provided at this stage.

      Once these checks have been passed your application will move onto next stage. If any of the checks have failed a member of the team will be in touch; in this instance the holding deposit may be retained if the reason for failing the checks was an undeclared CCJ, bankruptcy or issue with your credit check. If you simply change your mind and no longer wish to proceed with the property, the holding deposit may also be retained.

      Holding Deposits
      Rent greater than £900 = £200
      Rent between £900 - £450 = £100
      Rent less than £450 = £75

      Step 4 - Tenancy agreement

      Once the references have been completed we will send you a copy of the tenancy agreement to be signed, this will all be carried out online and each person will need to sign individually. At this point you will be provided with payment instructions for the first month’s rent and deposit which will be due by the move in date. The deposit will be registered with an approved deposit registration scheme, for managed properties this will be the TDS, for non managed the landlord may specify an alternative scheme such as the DPS or MyDeposits. We will arrange a time to meet you at the property on the move in day, or alternatively you can collect keys from our office.

      Step 5 - Moving in

      When the big day arrives we will either meet you at the property or provide keys for collection from our office, whichever suits you best. Copies of all the tenancy documentation will be provided digitally, if you would like paper copies please let us know. We will show you where the meters are located and help you get settled in, meter readings and an inventory will be provided online for you to approve.

      Step 6 - Going forward

      If we manage the property we will provide you with all of our contact details to report any maintenance, out of hours emergencies or other issues, bank details will also be provided for rent payments. We will set you up on our app and web portals where you will have access to all of your rental statements, be able to report and diagnose maintenance issues and manage many other aspects of your tenancy.

      If the landlord is managing the tenancy we will provide their contact and bank details and they will look after your tenancy going forward.

      Step 7 - Moving out

      Once your tenancy comes to an end, an inspection will be carried out either by us (for managed properties) or your landlord (for non managed properties). If there is any damage this will be discussed with you and any deposit deductions agreed upon prior to refunding your deposit. In the instance of a dispute the relevant deposit scheme will be there to mediate the process and ensure a fair compromise is reached.
